Should your tenant default on their rent, we will pay your rent arrears upto £10,000 per claim subject to a maximum of £2,500 per month and an excess of one months rent*. We will continue to pay your rent until whichever of the following events occur first; expiry of the tenancy agreement, expiry of this policy or when vacant possession of your let property has been gained.
Cover can only be granted to landlords who, for each tenant, have obtained a written employer's reference** along with copies of 2 forms of identification (1 of which must contain a photograph) and a credit check from a licensed credit referencing company showing no outstanding County Court Judgements.
In addition to the above, we will pay upto £25,000 for advisors' costs in proceedings against unscrupulous tenants, including eviction, subject to the amount in dispute exceeding £250 including VAT. We have even included a 24 hour legal helpline providing an advisory service on any legal problem of concern to you in connection with your let property.

* If your tenancy agreement commenced prior to the inception of this policy the excess increases to 3 months rent, unless you are switching to JBI LandlordCare from an alternative legal expenses and rent guarantee insurance provider.
** In the case of student lets or DSS benefit claiming tenants, a full credit reference is required.
