Do I need to use a certain tenant referencing company?
A
No, you may choose which company to use however they must be a licensed credit referencing agency for the credit checks and must complete all of the checks detailed in the policy document.

Do I need to obtain credit checks for all tenants?
A
Yes, you must obtain a credit check & relevant references for each and every tenant named in the Tenancy Agreement(s), including marital spouses. Any dispute with an occupant in the property that is not a named tenant and has not passed a tenant reference will not be covered under the insurance.

The Tenancy Agreement is renewed on a month by month rolling basis after the initial 6 months. How does this affect claims for unpaid rent if the tenant defaults after the initial 6 month period?
A
Rent arrears will be paid up to the expiry of the eviction notice (arranged by our claims team), up to the end of the policy or when vacant possession has been obtained, whichever event occurs first.

Should I take out this policy at the commencement / renewal of the Tenancy Agreement?
A
Ideally Yes. If the Tenancy Agreement commenced or was renewed prior to the start of the policy you cannot make a claim within the first 3 months of the policy.

What types of tenant are acceptable for the Legal Cover or Rent Guarantee cover sections?
A
Working Persons as long as the Tenancy Agreement is directly between landlord & tenant and the tenant has passed a tenant reference. Students and persons claiming DSS benefits are only acceptable if they have passed a tenant reference and are guaranteed (by way of a guarantor agreement correctly assigned to the Tenancy Agreement) by a person/organisation that has also passed a tenant reference.

I have collected a deposit of 6 weeks rent and my tenant has defaulted, does my excess increase from 30 days to 6 weeks?
A
Yes, however should you find damages to your property once vacant possession has been obtained, we will reduce the excess to 30 days and pay you rent arrears for the period from the 31st day to the end of the 6th week.

My tenant has a CCJ, does this make a difference?
A
Tenants with CCJ’s are unacceptable for the legal cover and rent guarantee cover sections but are fully acceptable for emergency home assistance cover.

A
All types.

My tenant has a CCJ, does this make a difference?
A
No, Tenants with CCJ’s are fully acceptable for emergency home assistance cover.

Who is permitted to report a Domestic Emergency via the claims line?
A
The policyholder, the tenant(s) named on the Schedule and Statement of Facts or your letting agent / property management company may report Domestic Emergency claims.

Q
May I appoint my own tradesperson to carry out temporary Domestic Emergency repairs?
A
No, we will only indemnify claims where a contractor has been appointed by our claims team.

Is there a limit to the number of claims that can be made in any one policy year?
A
There is no limit to the number of claims that can be made in any one policy year however, additional terms may apply from renewal where excessive claims have been made or renewal may be declined if it is felt that the risk address is not being maintained properly.

If I take out this cover do I still need a separate buildings insurance policy?
A
Yes, this policy is designed to compliment a buildings insurance policy for temporary Domestic Emergency claims only. We highly recommend that a suitable let property buildings insurance policy is also taken out.
